Requests for Use of Additional Car Spaces

 Several residents have requested the use/swap of additional car spaces as they have more vehicles than car spaces allocated to their apartment.

We currently have several apartments waiting for such, some waiting over 12 months.

To cater for these requests, the Body Corporate has a fairness process in place. The process is:

· On-Site Management, on behalf of the Body Corporate, maintains the list of requests.

· Person requesting an additional/swap of a car space must apply through management. 

· Depending on suitability of parking arrangement offered, first on the list gets first option to accept or refuse such offer.

· Such swap/use is not a permanent arrangement and can be revoked at any time by the person(s) to whom the car bay is formally allocated, the Body Corporate or Management.

· Management, on behalf of the Body Corporate, will monitor the process. 

· A hire fee may be charged by the person to whom a bay is formerly allocated. 

· As we have a policy of one remote control allocated per car space, the person relinquishing their car space must also provide one of their allocated remotes.

· Management will update security records for the re-allocation of the remote.

Unfortunately, it has come to the attention of the Body Corporate that some residents have been jumping the queue and doing their own letter box drop asking other residents direct to swap bays resulting in persons in the queue missing out. This practice is unacceptable and not fair on those in the queue. Any requests are to come to the Body Corporate via Management as detailed above.

The Body Corporate own all car spaces which are allocated to proprietors through the Community Management Statement (CMS) as Common Property Exclusive Use. They are not on title and not owned by the proprietor. The Body Corporate is vested with their control and management. 

The letter boxes are also owned by the Body Corporate and are located internally within the building to prevent unsolicited and unaddressed mail from being delivered. Please respect this requirement.

If a resident receives any request, other than through the Body Corporate or Management, for the use/swap of a car bay, you are asked to contact us as soon as possible.
